Rendering of the outdoor pool and the Gata Bazeni pool complex

A 37 °C thermal spring, twenty kilometres from the European Union.

Gata near Bihać: land with its own thermo-mineral water, a master plan for a rehabilitation and tourism centre and a fully drawn first phase. Everything an investor needs to know before the first meeting, in one place.

  • 8,3 ha
of land in eight parcels, one owner
  • 36–37°C
water temperature at the spring, constant across all measurements
  • > 400 m
depth the water rises from, by the geothermal gradient
  • 640.000
people in the catchment area without a modern spa centre
  • 20 km
to the Izačić border crossing and Croatia (EU)

Three reasons Gata is not just land for sale.

Most sites offer space. Gata offers a resource that cannot be bought or built, a market that is waiting and a project that is already drawn.

Water whose composition does not change

Studies from 1979 to 1984 and later drilling show the same chemistry and the same temperature. The balneological value is constant, not seasonal, with indications for six groups of conditions.

A location between two markets

Eighteen kilometres from Bihać on the road to Cazin, twenty from the Izačić crossing. The catchment holds about 640,000 people in Una-Sana Canton and three Croatian counties without a modern spa.

A project that already exists

A master plan for the centre, a conceptual design for a 4,965 m² gross pool complex, a four-star hotel and a care home. The investor starts from a worked-out first phase, not an empty plot.

A spa with two thousand years of history and one unfinished chapter.

The name Gata says what happened here. The springs have been used since antiquity; what is missing is a modern centre that turns them into a year-round business.

  1. Antiquity

The Romans found the first spas on the thermal springs of this region. Altars dedicated to healing were found at nearby thermal sites.

  2. 1895.

The first organised spa infrastructure in Gata and the start of balneo-physical treatment of rheumatic and neurological conditions.

  3. 1979–1984.

Systematic research of the thermo-mineral waters. The Tuzla Mining Institute confirms their suitability for spa tourism and treatment.

  4. 2014.

Conceptual design of the pool complex within Aquapark Gata: 3,199 m² net floor area, indoor and outdoor pools, a therapy centre.

  5. Today

Land, water and documentation are ready. A partner is sought to deliver phase one and develop the centre.
